What property transfer documents are needed in Creta island?
Our company will help you collect the necessary supporting documents regarding the technical inspection of your property. The documents you will need are the following:
1. Energy Performance Certificate
it is the certificate that measures the energy consumption of the property, i.e. the expenditure for heating, air conditioning and hot water production of the property in relation to the losses that the construction presents due to age or due to the materials which were used or not. This document classifies the properties in energy categories. The classification is carried out on a scale from A to H, representative of the energy status of the property. The certificate indicates the energy class of the property and is necessary to complete the transfer of real estate.
2. Electronic Building Identity
it is a “digital file” that includes all the information of a building or an independent divided property. From 01/04/2022, the issuance of an Electronic Building Identity is mandatory for the completion of real estate transfers.
Update electronic property identity
The electronic identity is updated following any work involving intervention or modification to the property in horizontal or vertical divided ownership. For the above, a building permit or approval of small-scale works from a Public Authority is required. The update is mandatory within four months from the expiry of the license. The authorized supervising engineer is responsible for the update. After the construction of the building has been completed and the construction control certificate has now been issued, the owner of the building is responsible for updating the identity of the property. If works have been carried out on a property and their registration has not been followed, the building is considered unauthorized and fines for unauthorized construction are imposed on the owner.
3. Engineer’s certificate of urban planning legality: is a necessary document for the transfer of real estate. It certifies that no arbitrary constructions have been carried out on the property that would affect its construction. In the event that arbitrary constructions have been carried out or arbitrary uses have been installed, the certificate certifies that these have been settled.

The engineer/non-tampering certificate of Law 4495/17 is valid for 2 months and bears a special and unique authenticity number on its base and is accompanied by its authenticity verification website.
